Chintel: Chintel demands lifting of ban, citing ₹4.5 crore payment. Gurgaon News – Times of India

Developer of Gurugram: chintel Paradiso, where two residents died in a vertical collapse of a living room on February 10, has written to the government to lift restrictions on registries on the company’s other projects.
The developer, Chintels India, claimed that it has paid a compensation of Rs 4.5 crore to the affected families and provided them with alternative housing. Out of Rs 4.5 crore, Chintel said it had given Rs 3.5 crore to Arun Kumar SrivastavaThe owner of the D-103 flat whose wife died in the cave and who himself was saved after overnight efforts. The builder said that the owners of six flats in Tower D, whose living rooms collapsed that day, were given other flats and Chintel Serenity in the same project.

In a letter, Chintel urged the Town and Country Planning Department (DTCP) to lift the ban on registries for other projects. It said the freezing of registries has dried up cash flow and is causing difficulties in construction of other projects, affecting their commitment to other buyers.
The developer said most buyers of other projects have stopped paying their monthly installments in view of this uncertainty. “Consequently, banks have also stopped releasing installments and put a moratorium on fresh home loans. If permission is not granted and the amount is not released soon, we will have no option but to stop further construction. This will affect the delivery schedule. In such a situation, we should not be responsible or penalized for late delivery,” the developer wrote.
Chintel also urged the officials to start the proposed structural audit at Paradiso at the earliest. “We request you to kindly expedite the process so that we can rectify any deficiencies, so that all the residents who have been temporarily relocated can be taken back,” the letter said.
The developer has claimed to have submitted all the documents related to the project with the DTCP. Apart from shifting the Tower D families to other flats, Chintel said that he had also given them Rs 20,000 for the purchase of essential items. The administration and DTCP have asked Chintel to relocate all residents of Towers E, F, G and H as they expressed concern about structural safety.
“We also agreed to pay for their transfer and offered to deposit the full cost for 72 families for 11 months with the department. But except 20 of these towers, most of the people have refused to move despite our warnings that in case of any untoward incident, we will not be responsible,” the letter said.
District town planner (enforcement) when asked about the letter RS Bath Said, ‘We have received a representation from the developer. The ground situation will be investigated and a report will be sent to DTCP HQ for further action. The decision will be taken keeping in mind the interest of the residents.”
The residents, however, urged the administration not to give any relaxation to the developer. “So far, they have settled the matter with only seven flat owners. 57 families are still waiting for his proposal. We urge the administration not to give any relaxation till the residents of all the five towers are rehabilitated and properly compensated. Rakesh HoodaThe RWA President in Paradiso.
“The flat owners have deposited around Rs 15 crore as IFMS fund and electricity infrastructure charges. Now the developer has asked the administration to use this amount without taking our consent. It is illegal,” he said.
